Roof repair

Six repairs that stop most leaks

What each repair on our menu is, what's in it, and how to tell it's the one you need.

The menu in detail

What you get, and how you know

Vent or pipe boot

The rubber collar around a plumbing vent cracks in the sun. Water runs down the pipe and shows up as a ring on the ceiling near a bathroom or kitchen.

  • A ceiling stain near a wall with plumbing

  • A cracked or split collar you can see from the ground

Cooler stand or curb seal

Evaporative coolers sit on a stand that goes through the roof. The seal around it opens as the roof moves, and monsoon rain gets in.

  • A stain near the cooler, only when it rains

  • Dried, cracked sealant around the stand

Shingle or tile patch

A cracked tile or a lifted shingle lets water under the roof. We replace the pieces and patch the paper beneath.

  • Pieces on the ground after wind

  • A stain that appears days after rain

Flashing reseal

Metal flashing seals the joint where the roof meets a chimney, wall or skylight. When it pulls away, water runs behind it.

  • A stain on the wall beside a chimney or skylight

  • A gap or tar line that has cracked

Flat roof seam or low spot

Flat roofs flex in the heat until a seam opens or a blister breaks. Where the roof has settled, water sits and finds the weak spot.

  • Puddles that last a day after rain

  • Bubbles or cracks in the surface

Leak search and repair

When the stain isn't near anything obvious, we trace it: from the ceiling, up through the attic, and out onto the roof.

  • A stain that moves, or appears in a new place

  • Damp insulation in the attic

Questions about repairs

Can you fix a leak in the rain?

We can look and put a temporary cover on the roof, but a lasting repair needs a dry roof. We'll tell you which one we're doing.

How long does a repair take?

Most menu repairs take an hour or two on the roof. A leak search can take half a day.

Will you tell me if it needs more than a repair?

Yes. On the same visit we'll write the repair price and a new-roof price side by side, so you can see where the line is.

Got a stain? Send a photo

Most of the time we can tell you which repair it is from one picture.
